This master thesis is developed within the Spaces of Transition design studio, led by Mario Rinke, Robbe Pacquée, and Zena Ndiaye. The studio explores adaptive reuse through key themes such as circularity, sustainability, adaptability, flexibility, appropriation, identity, permanence, and polyvalence. These concepts were critically examined during the first semester through a research-focused approach.
The research phase began with literature’ research, in which each student engaged with assigned texts, followed by collective discussions to deepen the understanding of the studio’s central themes. To bridge theory and practice, a case study was conducted on the KABO project in Beringen – a former bathhouse on a mining site repurposed by a2o architects into an educational facility. The project demonstrates how heritage value, strategic interventions, and a clear distinction between permanent and temporary elements can create a robust framework for future adaptability.

Building on this foundation, a site analysis was carried out for the Eiermarkt Building in Antwerp, a 1961 structure composed of retail units, office spaces, and a parking garage. Despite its central location between Meir and Groenplaats, the building has remained largely unused in recent years, reflecting broader issues of vacancy within the urban fabric of the Flemish region.

This thesis addresses the question of how to improve adaptability by targeted and strategic architectural interventions, and how they can reactivate such underused buildings. These interventions aim to establish a spatial and structural framework that supports ongoing transformation of the building in response to evolving societal needs. They aim to look beyond the initial program and to develop an intelligent structure as a permanent extension of its site in relationship to its surroundings, in short, to understand the building as a space of transition.
